About the Loan Process

Make no mistake, there's a lot to do in order to get a mortgage loan. You would not be looking up loan information if it were possible to get a loan in one day with a simple application. We do the heavy lifting for you, so you can concentrate on what's important — preparing to move into your new home or saving money.

Step One: Determine how much you can borrow

This is a function of a couple things. How much of a monthly payment can you afford? And given your unique credit and employment history, income and debt, and goals, how much will a lender loan you? Use the calculators on our website to determine your monthly payment amount. We'll also help you through different scenarios by asking a few simple questions. Because lender guidelines are fairly standard, we can give you a good idea of how much you can borrow after a short conversation.

Step Two: Complete a pre-qualification

This is where Top One Mortgage can start saving you money. You will provide information on your employment, your assets, and residence history. You'll supply information on your employment, asset, and residence history. We will get your credit report and score (only after you give your permission. After we've reviewed your information, we'll give you a pre-qualification letter. Your agent will use the pre-qual (as they may call it) in order to make the best offer on the home you choose. The pre-qual letter gives you buying clout! While you're shopping for your new home with your agent, we find the best program for you.

Step Three: Apply for your loan

After you've signed the offer and the sellers have accepted, it's time to apply for the loan. Applying for a loan could not get much easier; you can apply any time right here on our site. When the time is right, we will order the appraisal of your new home.

Step Four: Funding

Your real estate agent and the sellers will work together to find an escrow/title company to take care of the funding of your loan once it has been approved. We'll work with this company to ensure the papers your lender will require are available, and you'll likely sign everything at their office. We will work with this company to set your date of closing. Since you won't have to worry about these details, you get to concentrate on moving logistics, paint colors, new carpet, and all the details of getting a new home.
